Bellevue Hotel Conversion

Performance Building Group (PBG) were engaged by the FKG Group as a trade contractor on the Bellevue Hotel Conversion project.

The 1,000 square metre complex was completed in a 6-month construction period and was delivered on-time and within budget.

A key deliverable for the client was to convert the Toowoomba based Mort Estate Hotel into a modern office space, while incorporating its heritage features, traditional structure and exterior.

Originally built in 1904 and previously operating as the Bellevue Hotel until 2016, the scope of the renovation work on the heritage listed building included an extension to both the ground and second levels, a functional interior refit, new stylish reception, contemporary kitchen facilities, and on-site parking for up to 43 employees.

PBG were initially contracted to the FKG Group for site management and carpentry, to supervise the demolition and rebuild process. Moving forward, PBG remained on-site as the leading hand to complete the renovation.

The initial phase of the project included a demolition of all add on structures to expose the original building and bring it back to its heritage design. A mezzanine level was added above the original car park and the existing roof line was modified to include highlight windows to allow for more natural light.

Due to the condition of the existing building, structural steel was required to prevent it from collapsing. Steel beams and posts were used to support the existing brick work and ensure the safety of the site workers.

Using a mixture of existing and new products, the renovated building now reflects heritage features with an industrial feel. To keep the heritage aesthetic, the original bricks were saved and used in the renovation. Elements of the front façade were also restored and the pressed metal ceiling throughout the building was replaced.

To modernise the complex, new products such as concrete bench tops, black and brass light fittings, white subway tiles and LED illuminated round mirrors were utilised.

This project took place on a main road and therefore pedestrian safety and access to the site was a challenge faced. To overcome this, numerous meetings were conducted with the Toowoomba Regional Council regarding road and footpath closures.

During construction, the external scaffolding also presented a challenge. It was obstructing the overhead powerlines. To find a solution, the project team worked closely with Ergon Energy. To ensure the safety of all site workers and pedestrians, the external scaffolding was plied to stop conduction transfer.

Now completed, the Bellevue Hotel Conversion project has created additional business opportunities and convenience for the owners and surrounding commercial properties.

Overall, executing the renovation works provided Performance Building Group with an opportunity to display their project site management capabilities, technical skills and problem-solving abilities, taking into consideration the heritage building restrictions and the challenges the project presented.
