Performance Building Group (PBG) were engaged to construct a residential dwelling in East Toowoomba.

The 443 square metre home was completed within a six-month construction program and was delivered to an exceptional standard, on-time and within budget.

With high quality finishes, architecture and craftsmanship in mind, a key deliverable for the client was to deliver a Hamptons inspired residence that makes use of its north-east facing position, with a natural light filled interior throughout the levelled dimensions. To achieve this result, PBG utilised an array of louvres, glass panelling, windows and high voids.

Upon first glance of this property, you will be pleasantly surprised by the front façade and grand entrance. As you step into the lobby from the front porch, you are greeted with soaring 19ft high ceilings and polished timber flooring, complimented by neutral tones.

Downstairs is home to the study, guest bedroom with ensuite, laundry, theatre room and open plan kitchen, living and dining areas.

The kitchen features Fisher and Paykel appliances, an enormous island bench with a 40mm quantum quartz top, pendant lighting, glass cabinetry, extensive storage and a butler’s pantry.

Sharing the expanse of the kitchen are the dining and lounge rooms which extend seamlessly to the tiled alfresco area that overlooks the well-manicured lawns.

The lounge room is the highlight of the home, featuring massive voids, offering an abundance of natural light and views rarely seen in residential properties.

While these high voids are a statement feature, they provided a challenge in the construction phase for PBG. The voids are positioned throughout the home, at the front entrance, stair well and in the lounge room. To ensure safety and successful erection of the walls, significant internal scaffolding was required. The use of internal scaffolding is quite uncommon in a residential build, however made the desired result achievable.

Heading upstairs via the internal polished timber staircase, you will find the master bedroom equipped with an impressive walk-in robe and luxurious ensuite.

Normally an internal stair case would be one of the first elements to be constructed, so trades can access both levels of the home. However, for this build, the internal stair case had to go in towards the end of construction to protect the polished timber. The internal scaffolding was utilised to access the top level of the home.  

Within the master bedroom, a bench seat has been perfectly positioned next to a window that offers views over the lounge room and outside.

The walk-in robe has a floor to ceiling mirror and is enormous in size. The ensuite features a double vanity, twin shower and textured grey tiles.

Much like the rest of the home, the remaining bedrooms are spacious in size and are complete with built-in wardrobes and ducted air conditioning. These bedrooms are serviced by the main bathroom on the upper level, fit with a heritage style vanity and free-standing bathtub.

The exterior of the property is just as appealing. The detail put into the construction of this home is outstanding and shows with the blend of weatherboard and stone accents.

Overall, the execution of this new residential build provided PBG with the opportunity to showcase their technical abilities and project management capabilities.
